Stonegate Mixed-Use Project Falls Victim to the Economy
In spring 2007, Scotts Valley approved Pacific Standard Homes' plan for 94 condos and 31,000 square feet of commercial space along Scotts Valley Drive. The city recently learned that the ambitious project has been dropped and may be replaced by a smaller one.

The 18-acre parcel, home to RVs of Merritt and the former Mandarino quarry, requires slope remediation for the steep back portion of the property. City senior planner Michelle Fodge noted that the previous project looked to maximize use of the land, and the new concept site plans that so far have been presented are smaller scale.

No formal plan has been submitted yet, she added.

State law requires any new project to go through the full planning and approval process because it involves a subdivision, Fodge explained. Certain studies, such as archeology that do not change with the project, can be reused, she added.

The "Stonegate" plan offered one-bedroom condos on top of the commercial development facing Scotts Valley Drive, with additional two- and three-bedroom housing behind it.
